How it works...
Step 1: Contract Review
When buying a house, we will provide you with a contract review. The review will consist of potential negotiations with the vendor’s solicitor. We liaise with you in relation to any pest, building and strata reports that are required and obtain your mortgagee’s details. Once you are aware and satisfied with the terms of the contract, we will proceed with exchange.
During this stage, we ensure that all due diligence is conducted and completed on your behalf so that you can make a conscious decision of your purchase.


Step 2 : Exchange
An exchange can occur with or without a cooling off period. If you have a cooling off period you, as the buyer, have 5 business days to exchange contracts and have all finances in order. If the cooling off period is waived then the exchange happens immediately.
During the exchange period we liaise with all relevant stakeholders on your behalf, including the incoming mortgagee, the local government council, Sydney water and the managing strata agency (if applicable). We ensure that all stakeholders have been notified of exchange and organise any relevant documents in readiness of settlement.
We can also assist you with in obtaining a building insurance for your property and organise stamp duty exemptions or grants (if applicable) with Revenue NSW on your behalf.
Step 3: Pre-settlement and Settlement
We will liaise with you and the vendor’s solicitor for an agreed settlement date and time. We will prepare our settlement statement and provide them to the vendor’s solicitor for their approval, and upon approval, we will advise you with the shortfall funds (inclusive of stamp duty) to transfer into our trust account prior to settlement.
At this time, we also encourage our clients to engage with the sales agent and conduct a final inspection of the property.
On the day of settlement, the vendor will be required to provide you with vacant possession (unless otherwise stated in the contract), you will be notified once settlement has taken place. You will be advised to engage with the sale agent to collect the property keys from their offices.
